Many studies conducted the research based on Light Rail’s impact on property values. The studies established the proven results that (1) It looks at how light rail affects residential property values in the country’s largest non-zoning area. (2) It investigates the effects of light rail on residential property values using spatial regression models, as well as the commonly used ordinary linear regression (OLS) and the complex Multi-Level Regression (MLR) models. These are the two major impacts that changed the Light Rail according to the property values.
